What This Article Covers (And What It Doesn’t)

When customers ask me about bitumen on a roof, they usually mean the big flat area you can see from the bedroom window. But in my 18 years on the roof, I’ve noticed that most of the real problems don’t start in the middle – they start at the edges and little details nobody thinks about.

Here, I want to focus on one very specific angle: how bitumen behaves on the edges, junctions and awkward details of your roof – and why that’s where leaks and damp usually begin.

If you ask me, I’ll tell you straight: you can have the best bitumen system in the world, but if the edges and details are wrong, your roof will still leak.

Where Bitumen Causes Trouble First: Edges, Corners and Junctions

When I inspect a flat roof in Brighton, Hove or Worthing, I mentally walk the same route every time:

  • Upstand edges against walls
  • Outer edges where the roof finishes
  • Corners – especially internal corners
  • Outlets, gutters and downpipes
  • Lead flashings and any metal trim

Nine times out of ten, that’s where bitumen has either:

  • Been slapped on as a liquid coating over old problems, or
  • Never been properly detailed in the first place

I don’t just look for obvious holes. I’m looking for hairline cracks, tiny gaps, lifted edges, and anywhere water can sneak behind the bitumen layer. Once water gets behind bitumen at an edge, it can travel a surprisingly long way before you see a stain indoors.

Bitumen on Parapet Walls, Firewalls and Cappings

One of the most abused areas I see is parapet and firewall cappings. A lot of older Sussex terraces and extensions have a little upstand wall around the roof. Over the years, bitumen often gets:

  • Brushed over the top of the wall
  • Painted up the sides with no proper termination
  • Layered again and again over loose, cracked material

On day one it might look “nice and black and sealed”. Give it a winter or two and you start seeing:

  • Horizontal cracks along the top of the wall where bitumen is moving differently to the masonry
  • Splits at the corners where there’s been no proper corner detail
  • Water running down into next door’s wall, which is a common source of neighbour disputes

Here is my honest advice: if your parapet or firewall has had years of bitumen painted on and it’s still letting water through, it’s time to stop patching and think about a proper felt capping system with correct drips and terminations, rather than another coat.

Bitumen at Roof-to-Wall Junctions

When flat roofs meet walls – especially on rear extensions and dormers – bitumen is often doing way too much work. I regularly see:

  • Liquid bitumen smeared up a brick wall with no proper chase cut
  • Old felt upstands just cut short under loose mortar
  • Bits of lead stuck into wet bitumen as a “fix”

In my 18 years on the roof, I’ve noticed that water almost never rushes straight in at these points – it creeps. It gets behind tiny voids, tracks along the wall, then shows up inside your house half a metre away from the actual problem.

When I look at a roof-to-wall junction with bitumen involved, I’m asking:

  • Is there a proper upstand height (ideally 150mm) or has it been cut too low?
  • Is there a clean, straight chase for the flashing, or is bitumen just painted onto brickwork?
  • Has someone layered bitumen over moss, dirt or old loose felt?

Here’s the simple truth: bitumen can’t fix a badly designed junction. It can only follow what’s already there. If the detail is wrong, another coat of black goo won’t change the way water behaves.

On many roofs I work on, I pair a new felt upstand with proper lead flashing installed the right way so the bitumen is protected and supported, rather than exposed and cracking on its own.

Bitumen Around Gutters, Outlets and Downpipes

The second big trouble area is anywhere water leaves the roof – internal outlets, gutter junctions and around downpipes. I often see:

  • Bitumen painted into a gutter that’s already rusted or sagging
  • Outlets half-blocked with old bitumen, leaf sludge and broken felt
  • “Repaired” downpipe shoes where someone has just slapped bitumen over gaps

If you ask me, I’ll tell you straight: if water can’t leave the roof cleanly, no amount of bitumen will keep it waterproof for long. Standing water magnifies every small defect in the coating.

What I’m checking when I look at these areas:

  • Is the outlet or hopper actually sound, or has it perished and cracked?
  • Has bitumen been built up into a dam in front of the outlet?
  • Do the gutters and downpipes even have enough capacity for the size of roof?

If the roof edge is fine but your guttering and pipes are past their best, I’ll usually recommend sorting that at the same time. Bitumen on Small Roofs: Bays, Porches and Little Add‑Ons

Bitumen is very common on small roofs around Sussex – porches, bay windows, small side additions. They’re often the last bits of the house anyone thinks about, so they get the quickest fixes.

Typical things I see:

  • Porch roofs brushed with bitumen every few years instead of being re-felted properly
  • Bay window roofs with layers of bitumen, old mineral felt and even roofing tape all stacked on top of each other
  • Edges finished with clumsy trowel marks instead of a proper drip detail

On these smaller roofs, the weak points are nearly always:

  • The front drip edge where water should cleanly clear the fascia
  • The side upstands where the roof meets brickwork or render
  • Any transition to a main pitched roof above

The problem is, all these little add-on roofs sit right above entrances, front rooms and bay windows, so even a small leak is very noticeable indoors.

My approach on these is simple: rather than smearing more bitumen on the surface, I strip back the edges, sort the drips and upstands properly, and install a new modern felt system that doesn’t need painting every couple of years. Bitumen and Lead: Getting the Overlaps Right

Lead and bitumen can work very well together, but only if each one is doing the job it’s meant to do. I often see situations like this:

  • Lead flashing too short, with bitumen painted up to meet it
  • Bitumen overlapping on top of lead instead of under it
  • Lead coated with bitumen so it can’t move, which then cracks

Water will always follow gravity and capillary action. If the lap between the lead and bitumen is backwards, no coating on earth will stop water tracking in.

When I repair these details, I usually:

  • Expose the actual joint (which may be hidden under years of bitumen)
  • Check the direction of overlaps – everything must shed water, not collect it
  • Rebuild the detail so the bitumen-based system tucks under the lead, not the other way round

Once that’s right, a good quality felt system will sit happily with lead for many years with minimal maintenance.

Why Bitumen Cracks More at Details than in the Middle

People often ask me, “Why is the bitumen fine across the middle of the roof, but cracked at the sides and corners?” It comes down to movement and stress:

  • Edges and corners move more as the building expands and contracts in the sun and cold.
  • Different materials meet at the edges – timber, brick, render, metal – and they all move differently.
  • Water lingers longer at details like outlets and junctions, which speeds up ageing.

The middle of the roof is usually one material, warmed evenly by the sun, with nowhere for water to sit permanently. So even an old bitumen surface can keep going there longer, while the edges quietly fail.

This is why I rarely recommend painting the whole roof in more bitumen unless the details are rebuilt first. You’re just making the middle blacker while the real problems at the edges carry on hidden.

How I Examine Bitumen Details on a Roof Survey

When I come out to look at your roof, I don’t just glance around and guess. I work through the details methodically, especially if I know there’s bitumen involved. On a typical survey I will:

  • Walk the full perimeter of the roof slowly
  • Check every corner, upstand and outlet with a torch and sometimes a probe
  • Gently lift any loose blisters or edges to see what’s going on underneath
  • Look at the inside walls below the roof edges for matching damp patterns

I’m not trying to sell you a new roof by default. I’m trying to work out whether your problems come from a couple of bad details that can be repaired cleanly, or from a tired system that’s simply been pushed too far with layers of bitumen.

Bitumen Patching vs Rebuilding the Detail

Sometimes a bitumen-based patch is fair enough. Other times it’s just delaying the inevitable. The decision usually comes down to these questions:

  • Is the substrate sound? – If the timber deck, brickwork or old felt underneath is rotten, soft or loose, another coat won’t help for long.
  • Is this the first repair, or the fifth? – One small historic patch I don’t worry about. A whole roof edge made of overlapping different coatings is a warning sign.
  • Can the detail be rebuilt neatly? – On some small areas, I can strip back just the faulty section and create a new upstand, drip or outlet detail that ties back into the existing roof.

Here is my honest advice: if a detail has already been repaired several times with bitumen and it’s still leaking, you’ll usually save money in the long run by letting me rebuild that junction properly once, rather than paying for another round of temporary fixes.

When Bitumen on Details Becomes a Safety Issue

Beyond leaks and damp, there’s one more thing I always think about: safety. Old, layered bitumen at edges and details can hide:

  • Soft, rotten decking right at the point where someone steps off a ladder
  • Loose trims or metal edges that could give way under foot
  • Open gaps big enough for tools – or feet – to slip through

If I find anything like that on your roof, I’ll show you photos and explain it clearly. I’d rather have an honest chat about the real condition than pretend a quick brush of bitumen has made everything safe again.

How I Fix Bitumen Problems on Different Roof Types

Bitumen details look slightly different depending on the type of roof you have, but the principles are the same: sort the edges and junctions properly first.

On Garage and Outbuilding Roofs

Garages often get years of DIY bitumen coatings. By the time I’m called, the front edge is usually sagging, and the upstands are cracked. I’ll normally:

  • Strip back the front edge completely
  • Renew the timber where needed
  • Install a proper drip trim and new felt system
  • Tie that back neatly into the main field of the roof

On Rear Extensions and Dormers

With these, it’s all about the roof-to-wall and roof-to-main-roof transitions. I’ll usually be looking to:

  • Rebuild the upstands to the right height
  • Install or renew proper flashings
  • Make sure water clears cleanly into gutters and downpipes

If the main surface is still sound, there are times when it makes sense to keep it and just sort the key details. If it’s tired all over, we talk about a full modern felt replacement instead.

What You Can Check Yourself Before Calling Me

You don’t have to go up on the roof to spot potential bitumen detail problems. From ground level or a safe upstairs window, you can look for:

  • Black streaks or damp patches on walls below roof edges
  • Bitumen peeling or flaking at parapet tops
  • Rusty, overflowing gutters right under flat roofs
  • Edges that look lumpy and patched, rather than smooth and continuous

Indoors, keep an eye on:

  • Brown stains or bubbling paint right up by the ceiling corners
  • Mould patches creeping in from external corners
  • Damp corners above bay windows and porches

If you see any of that, there’s a fair chance the bitumen at your roof edges or junctions is no longer doing its job properly.

My Straight Advice If You Have Bitumen on Your Roof Details

To wrap this up, here’s how I’d put it if I were standing on your driveway looking at your roof:

  • Bitumen itself isn’t the villain – bad detailing is.
  • The middle of the roof is rarely the first problem – edges, corners and outlets usually are.
  • If a detail has been patched with bitumen more than once and still leaks, it’s time to rebuild that junction properly.
  • Good lead, good trims and good upstands will give any modern felt system a much longer, trouble-free life.
