Rainwater Guttering: More Than Just a Few Plastic Pipes

When customers ask me about guttering, the first thing I explain is this: your rainwater guttering isn’t just a trim detail around the edge of your roof. It’s a full drainage system. If it’s not designed properly from the start, you’ll keep fighting leaks, overflowing gutters and damp patches no matter how many times you clean it.

On this page I’m not going to repeat the usual stuff about basic gutter repairs and replacements. I already cover that elsewhere. Here I want to talk about something different: how to plan, size and lay out a rainwater guttering system that actually suits your roof, your house and Brighton & Hove’s coastal weather.

Why Rainfall Intensity Matters More Than You Think

In my 18 years on the roof, I’ve noticed that most leaking gutters aren’t just old – they were undersized or badly laid out from day one. Builders often throw on standard 112mm half-round gutters because “that’s what we always use”. That might be fine inland, but around Brighton, Hove and Worthing we can get short, sharp downpours that overwhelm small systems.

Here’s my honest advice: if you’re replacing guttering, don’t just copy what’s there. Think about:

  • Roof area: A big pitched roof or wide flat roof catches a lot more water than a small terrace, even if the front of the house looks similar.
  • Roof shape: Valleys, dormers and L-shaped plans can funnel water into one small section of gutter.
  • Local conditions: On exposed coastal streets, wind can drive rain into one elevation and overload that side.

When I visit a property, I always walk right back to the edge of the road and look at how the whole roof drains, not just the bit where you see the overflow.

Choosing the Right Gutter Profile and Size for Your Roof

If you ask me, I’ll tell you straight: for most modern homes around Sussex, standard half-round uPVC is often at its limit, especially on long runs or larger extensions. Very roughly:

  • Standard half-round gutters – OK for small, simple roofs with a short run and a nearby downpipe.
  • Deep-flow gutters – Better for larger roofs, rear extensions and areas where water is concentrated from several sections of roof.
  • Square or ogee gutters – Can give more capacity, but only if they’re installed with enough downpipes and proper falls.

I don’t just pick a profile because it looks nice from the pavement. I match the capacity of the gutter to the catchment area of the roof and make sure the number and position of downpipes can actually cope with a heavy downpour.

Downpipes: The Most Overlooked Part of Rainwater Guttering

People often call me out because “the gutter is overflowing”, but when I look closely, the gutter is actually fine – it’s the downpipes that are undersized, badly placed or just non-existent in the right spot.

Here’s how I approach downpipes on a typical Sussex property:

  • Avoiding long dead runs: If you’ve got 10–12 metres of gutter running to a single downpipe at one end, you’re asking for trouble.
  • Adding extra drops: Sometimes simply adding a downpipe in the middle of a long run transforms the whole system.
  • Checking where the water actually goes: Into a soakaway, surface drain or shared Victorian system – this affects how much water each downpipe can safely handle.

On many rear extensions in Brighton and Hove, I see big flat roofs with one tiny plastic downpipe stuck in the corner because that’s where the builder found a drain. That’s the kind of thing I redesign properly when I’m fitting a new rear extension roof or upgrading the guttering layout.

Getting the Falls Right: Why “Level” Gutters Still Overflow

One of the most common things I hear is, “But the last roofer said my gutters are level, so they’re fine.” The truth is, perfectly level gutters don’t drain well. You need a gentle, consistent fall towards each outlet so water keeps moving instead of sitting and overflowing.

When I install or correct rainwater guttering, I always check:

  • Actual fall, not just appearance: From the ground, slightly sloping gutters can still look straight, so customers worry they’re “wonky” when they’re actually correct.
  • Sagging brackets: One failed bracket in the middle of a run creates a “belly” where water and debris collect.
  • Outlet height: The outlet needs to be the lowest point on the run – I still see it installed too high, with a pool of standing water on each side.

When customers ask me why their gutters always drip in the same place, even after cleaning, it’s often a fall issue, not a blockage issue.

How Your Roof Type Affects Rainwater Guttering Design

The way I design and install guttering is heavily influenced by the roof above it. I don’t treat gutters as a separate job – they’re part of the whole roof system.

Flat Roofs and Box Gutters

Flat roofs, especially on garages, porches and rear extensions, often rely on internal outlets or box gutters. If these are too small or dump too much water into a short section of external gutter, you’ll see regular overflows.

When I replace a garage flat roof or poor-quality extension roof, I often redesign the outlet positions and external gutter routes at the same time. It doesn’t add much to the job, but it massively improves how the whole system drains in heavy rain.

Pitched Roofs, Valleys and Dormers

On pitched roofs, the problem is usually concentrated water. Valleys and dormers can send a surprising amount of water into a single metre of gutter. In those spots, I might:

  • Upgrade just that section to a deeper profile
  • Add an extra downpipe close to the valley
  • Check the lead flashing and detailing so water is directed properly into the gutter

It’s all about looking at how the water naturally wants to travel and working with that, instead of forcing it to run halfway round the house.

Planning for Overflows and Extreme Weather

Here is my honest advice: no guttering system is perfect in truly extreme storms. The goal is to make sure that when the system does temporarily overflow, it overflows in a safe direction – away from walls, windows and entrances.

When I’m planning a new layout, I think about:

  • Where water will spill if gutters briefly overtop – onto a path, a neighbour’s wall, or back towards your brickwork?
  • Whether water can escape safely from flat roof outlets if the external gutters are briefly running at full capacity.
  • How prevailing wind affects blowing rain – especially on seafront and hilltop properties.

On some modern extensions I see glass doors or timber cladding built right under the most vulnerable gutter points. In those cases, I’ll be very direct with you about the risks and what I can realistically do to reduce them.

Integrating Fascias, Soffits and Guttering as One System

Another thing I see a lot around Sussex is new gutters screwed onto rotten timber fascias. That might last a year or two, but once the fascia lets go, so does the gutter.

When I’m replacing uPVC fascias or soffits, I always allow for the guttering loads and bracket positions. If your fascias are already bowing or soft, it’s usually worth planning a proper uPVC fascia replacement at the same time as a rainwater guttering upgrade, instead of paying twice.

Rainwater Guttering for Extensions, Porches and Small Roofs

People often assume small roofs don’t need much thought, but small, low-level roofs are the ones you notice every day – especially porches and bay windows.

Porch Roofs

On porch roofs I pay a lot of attention to where the water lands. A badly placed downpipe can dump water right by your front steps or against a brick pier. I prefer to route the water to a proper drain and avoid splash-back onto doors and render.

Shared and Confined Areas

In tight side passages and small back yards, the challenge is often where the downpipes can realistically go. I’ll be honest with you about what’s possible within the space, how that might affect your neighbour, and whether any shared drainage needs to be considered before we change the layout.

Practical Upgrades That Make the Biggest Difference

When customers ask me what’s actually worth doing, rather than just “nice to have”, these are the upgrades that usually give the best results for the money:

  • Upsizing key sections – swapping critical runs or corners to deep-flow rather than changing everything.
  • Adding one or two extra downpipes – especially where valleys or large flat roofs discharge.
  • Correcting falls and bracket spacing – cheap to do during replacement, expensive to ignore later.
  • Sorting fascias and soffits at the same time – so the whole system stays solid for years.

None of this is glamorous work, but it’s the difference between constantly dealing with damp patches and having a house that just sheds water properly in bad weather.

How I Plan a Rainwater Guttering Job on Your Home

When I come out to look at your property, I don’t just stare at the one bit that’s overflowing. I take a full lap around the house and check:

  • How each section of roof drains, including any flat roofs or dormers
  • Existing gutter sizes, profile and bracket condition
  • Positions, sizes and destinations of all downpipes
  • Condition of fascias, soffits and wall surfaces below
  • Where water currently pools on the ground or splashes against the walls
