When your garage roof is failing, you’re usually faced with two main approaches: a quick, budget-friendly single-layer fix, or a professional, long-term two-layer system. The choice isn’t just about cost; it’s about understanding the materials and what you’re actually paying for. - Mineral Cap Sheet: The second, thicker layer is a high-performance felt with a dense mineral granule finish (usually grey or green). This isn’t just for aesthetics; the mineral coating is the primary defence against UV radiation, massively slowing the aging process of the bitumen beneath.
The key benefit here is redundancy. With two fully bonded layers, you have a robust, monolithic membrane that can withstand thermal movement and offers decades of protection.
2. The Economy Single-Layer System
For a detached garage where longevity is less critical, a single-layer system can be a very effective, cost-saving solution. We use a single, heavy-duty layer of mineral-finished SBS torch-on felt. While it lacks the redundancy of a two-layer system, it’s a huge upgrade from old, failing felt and, when installed correctly, provides a completely watertight seal. The quality of the detailing at the perimeters is absolutely critical with this system, as there is no second layer to fall back on.
