When a Torch Flat Roof Is Safe – And When It Isn’t

When customers ask me about a torch flat roof, they usually mean one thing: “Is it safe to use a gas torch on my home?” If you ask me, I’ll tell you straight – a torch-on felt roof can be a very reliable system, but only if it’s installed with proper fire safety and the right detailing. If those two things are missing, you’re taking risks you don’t need to take.

On this page I’m not going to repeat everything about materials and system build-ups – I’ve covered that in detail elsewhere. Here I want to talk about something different: how I keep you, your home and your neighbours safe when I’m working with an open flame on a torch flat roof.

What “Torch-On” Actually Means on Your Roof

In simple terms, a torch flat roof uses rolls of bituminous felt that I heat with a gas torch so the underside melts and bonds to the deck or the previous layer. Done right, it gives you a tough, flexible waterproof layer that can last many years.

But that same torch that makes it stick can also ignite:

  • Old dry boarding
  • Timber fascias and soffits
  • Felt tucked into cavities or behind cladding
  • Leaf build-up in gutters
  • Debris inside parapet walls

That’s why, in my 18 years on the roof, I’ve developed a very strict way of working with torches. If I can’t make it safe, I simply don’t torch.

My Pre-Torch Safety Check: I Don’t Light Up Until This Is Done

Before I even think about firing up the torch, I walk through a safety checklist. You’ll probably see me lifting things, poking around and asking what’s below the roof – that’s not fussiness, that’s fire prevention.

1. Understanding What’s Under and Around the Roof

The first thing I check is what’s behind and beneath the area I’ll be working on:

  • What’s the deck? Old chipboard, tongue-and-groove, or thin ply can all be more vulnerable to heat than modern OSB or plywood.
  • What’s under the ceiling? Timber joists, insulation type, recessed lights, electrical cables, plastic ducting – they all matter.
  • What’s on the other side of walls? Dormer cheeks, neighbour’s roof voids, loft spaces or party walls can all hide combustible material.

If I’m ever in doubt, I’ll recommend a proper roof inspection so I can see exactly what I’m dealing with before we commit to a torch system.

2. Clearing Combustible Material Off and Around the Roof

Next, I remove anything that might catch fire or help a small flame spread:

  • Dry leaves and moss from the roof and gutters
  • Old timber trims that sit too close to where I’ll be torching
  • Loose felt pieces stuffed behind fascias or under tiles
  • Plastic sheeting, packaging and general rubbish

It’s amazing what I find on some roofs – and how often that’s exactly where a problem would start if someone rushed in with a gas torch.

3. Checking the Wind and the Surroundings

Wind can blow a flame further than you’d expect and push heat right where you don’t want it.

  • If it’s very windy, I’ll change how I work or delay torching.
  • I make sure there’s no loose plastic, tarps or stacked materials that could blow into the flame.
  • I look at neighbouring roofs, fences and overhanging trees that might be close to the working area.

On tight Brighton streets and terraced houses, this is especially important – one careless move can affect the house next door.

How I Actually Torch a Flat Roof Without Taking Chances

Once I’m satisfied the area is safe, I follow a set way of working with the torch itself. You’ll never see me waving a flame around like a paintbrush – it’s controlled, patient and deliberate.

1. Using Torch-Free Zones Where Needed

Anywhere I think heat could cause trouble, I build in a “torch-free zone”. That means I’ll switch to self-adhesive, cold-applied or mechanically-fixed layers in these areas:

  • Around rooflights and plastic vents
  • Close to timber cladding
  • At the base of UPVC fascias and windows
  • Over certain insulation types that don’t like heat

It takes more time and more thought, but it massively reduces fire risk. The torch only comes out on the open, safe parts of the deck where I know exactly what’s underneath.

2. Keeping the Flame Where It Belongs

With torch-on felt, the heat is supposed to go into the underside of the roll and the top of the previous layer – not deep into your structure.

  • I keep the flame angle low, aimed along the roll, not straight down into the roof.
  • I constantly move the torch so heat doesn’t build up in one spot.
  • I never chase felt into gaps or cavities with a live flame.

If I need to warm a tight detail, I’ll often pre-heat the felt away from the vulnerable area, then press it into position rather than blasting the corner directly.

3. Working in Small, Controlled Sections

I install a torch flat roof in manageable runs, not great big areas all at once:

  • Shorter runs mean I can constantly check for any smell of burning or unusual smoke.
  • If I’m near anything delicate, I’ll have a second set of eyes on that area while I work.
  • I take my time around upstands, junctions and corners – that’s where most problems start if you rush.

What I Do Differently on Timber Garages, Dormers and Old Roofs

Certain roofs are naturally higher risk when you’re working with a torch. In my experience, garages, older dormers and patchwork extensions need extra care.

Timber Garage Roofs

Old garage roofs around Brighton and Worthing are often built from dry, aged timber – basically a ready-made fuel source if someone is careless with heat.

Dormer Flat Roofs and Loft Conversions

Dormer roofs are usually surrounded by insulation, plasterboard and cables. Heat can travel into the loft space if it’s not handled correctly.

On dormers I’m especially careful about:

  • Where the felt tucks up behind cladding or tiles
  • The condition of the dormer cheeks and any built-in insulation
  • Avoiding direct flame where the dormer meets the main roof

Older Patches and Layered Roofs

I often find two, three or even four generations of felt on a single roof, with unknown boards and repairs hidden underneath. That’s when fire risk really jumps.

In those cases, my honest advice is usually to strip back to a safe, solid deck and start again. Torching over mystery layers isn’t something I’m comfortable with – and it’s not something I’d want on my own home.

Fire Watch: What Happens After I Turn the Torch Off

Most roof fire stories have one thing in common: the job looked fine when the roofer left, and the problem showed up an hour or two later when a hidden ember finally took hold. That’s why I treat the end of the torching work as seriously as the start.

1. Immediate Post-Torch Checks

As soon as a section is finished, I:

  • Check underneath (where possible) for any unusual smells or heat patches.
  • Look closely at soffits, fascias and the underside of overhangs.
  • Check gutters and outlets for any smouldering debris.

If anything doesn’t look or smell right, I’ll stop and investigate properly rather than hoping it’s nothing.

2. Staying On Site Long Enough

I don’t pack up the moment the flame goes out. I stay on site for a sensible “fire watch” period after the last section has been torched. How long that is depends on:

  • The age and type of the building
  • How much torching was done that day
  • What’s below the roof (bedrooms, loft, empty space, etc.)

The point is simple: I want to know everything has cooled down properly before I leave you with a new roof.

When I Refuse to Torch – And What I Suggest Instead

There are some situations where, if you ask me, I’ll tell you straight: I’m not happy using an open flame on your roof. That might be because:

  • The structure is very old and dry.
  • There are hidden voids or cavities I can’t safely access.
  • There’s complicated wiring or downlighters right under the deck.
  • The neighbouring properties are just too close for comfort.

In those cases I’ll recommend alternative methods or systems. It might be a hybrid approach with some cold-applied areas or a different flat roofing system entirely. The goal is the same: a roof that keeps water out without putting your home at risk while it’s being installed.
