What I Mean When I Say “Roofing Membrane”
When customers ask me about a “roofing membrane”, they often mean completely different things. Some are talking about the black felt on a flat roof. Others mean the breathable sheet under the tiles on a pitched roof. Technically, both are roofing membranes – they just do different jobs.
In my 18 years on the roof around Brighton, Hove and Worthing, I’ve seen more problems caused by cheap, badly installed membranes than almost anything else. The tiles or felt get the blame, but it’s usually the hidden layer underneath that has failed.
So in this article I’ll keep it simple and practical. I’ll explain:

Two Main Types of Roofing Membrane You’ll Hear Me Talk About
On most homes I work on, “roofing membrane” usually means one of these:
- Flat roof waterproof membrane – the visible top layer you can see when you look at your flat roof
- Pitched roof underlay membrane – the breathable (or sometimes non-breathable) sheet under your tiles or slates
Let’s take them one by one, in the same way I’d explain it if I was standing in your garden, pointing at your roof.
Flat Roof Membranes: The Layer That Actually Keeps the Water Out
On a flat roof – garage, extension, dormer, porch or balcony – the membrane is the main waterproofing. If you ask me, I’ll tell you straight: this is not where you want to save a few quid. A good flat roof membrane, installed properly, should give you 20+ years. A cheap one put on badly might not survive its first winter.
Common Flat Roof Membrane Types I Work With
I see three main systems around Sussex:
- SBS torch-on felt systems – what I install most often for homeowners
- Single-ply membranes (like PVC or TPO) – more common on big commercial jobs, occasionally on homes
- Liquid-applied membranes – useful for awkward shapes or overlays
For standard homes – garages, rear extensions, dormers, porches – a high-quality SBS torch-on felt system is usually the best balance of cost, lifespan and reliability. How I Build Up a Flat Roof Membrane System
People often think it’s “just a layer of felt”. In reality, when I do it properly, it’s a full system:
- Deck – usually OSB3 or plywood, sound and well fixed
- Vapour control layer (VCL) – especially important on warm roofs over heated rooms
- Insulation (if needed) – to meet building regs and stop condensation
- Base layer felt – bonded to give a stable base
- Cap sheet membrane – thick, UV-resistant, mineral-finished layer you actually see
If someone offers you a “quick felt job” and they’re only talking about one thin layer, that’s not a modern membrane system – that’s a temporary patch at best.
The Problems I See When Flat Roof Membranes Are Wrong
Here are real issues I come across week in, week out:
- Membrane too thin – blisters, splits and cracks within a few years
- Poor upstands – membrane not taken high enough up walls or parapets, causing leaks at the edges
- No vapour barrier – deck rotting from the inside due to condensation, even when the top looks fine
- Wrong detailing around doors and windows – especially on balconies and roof terraces
- Cheap mineral finish – UV breaks it down quickly and the roof “dries out” and fails
When I’m asked to quote for a garage flat roof replacement, for example, half the time it’s not because the whole thing is ancient – it’s because the wrong membrane was used, with poor detailing, and it simply hasn’t lasted.
Pitched Roof Membranes: The Hidden Layer Under Your Tiles
On a pitched roof, the membrane is not the main waterproofing – the tiles or slates are. The membrane underneath is there to:
- Catch any wind-driven rain or snow that gets under the tiles
- Help reduce draughts and heat loss
- Manage condensation from inside your home
Most modern roofs in Sussex now have a breathable underlay membrane. On older roofs, you’ll often see brittle, non-breathable felt, or nothing at all.
Breathable vs Non-Breathable Membranes – What I Actually Recommend
When I strip and relay an older pitched roof, I always look at how the loft is currently ventilated, then choose the right type of membrane and ventilation combination. There’s no “one size fits all”.
Here’s the honest version:
- Breathable membranes are brilliant when they’re used properly and the rest of the roof build-up is right.
- If they’re slapped straight over an unvented, heavily insulated loft with no thought, you can still end up with condensation problems.

How I Decide If Your Pitched Roof Membrane Needs Replacing
When I’m up on a roof inspection, I usually check the membrane from the loft if possible. Signs I look for:
- Brittle or torn felt sagging between rafters
- Visible water staining on the back of the felt or rafters
- Mould growth on the underside of the membrane or timbers
- Daylight through nail holes and splits in older felts
If the membrane is failing in multiple areas, it usually means the roof covering itself is at the end of its life too. In that case, a proper strip and relay with new underlay and battens is the right long-term solution, not just sticking more tiles on rotten timber.
Why Membrane Choice Matters So Much for Condensation
One of the most common complaints I hear is: “I’ve got water droplets and mould in my loft – is the roof leaking?” Often, it’s not rain at all; it’s condensation. And the wrong (or badly installed) membrane is right at the heart of it.
What Usually Causes Loft Condensation
In my experience around Brighton and Hove, the usual pattern is:
- The house is warm and relatively airtight
- Plenty of moisture from showers, cooking, drying clothes inside
- Lots of loft insulation, but very little ventilation
- A non-breathable or incorrectly detailed membrane trapping moisture
The result is droplets forming on the underside of the membrane or rafters. In cold snaps, it can even “rain” inside your loft.
Sorting this is rarely just about swapping the membrane. It’s about getting the balance right between:
- Membrane type
- Ventilation (tile vents, ridge vents, eaves vents)
- Insulation thickness and placement

How Membrane Quality Affects Roof Lifespan (Flat and Pitched)
If you ask me, I’ll tell you straight: the membrane is not the place to cut corners. You won’t see it from the ground, but you’ll definitely feel it in 5–10 years when problems start.
On Flat Roofs
With flat roofs, the membrane is doing all the heavy lifting. A good-quality system, properly installed, gives you:
- Longer life – 20+ years is realistic for a premium SBS felt membrane
- Better resistance to UV, foot traffic, and movement
- Cleaner detailing around rooflights, doors and parapets
This is especially important on areas like balconies and roof terraces, where the membrane has to cope with both weather and people walking on it. On Pitched Roofs
On pitched roofs, the membrane is more of a backup layer, but it still matters. A good underlay:
- Helps the roof shed wind-driven rain more effectively
- Reduces draughts in your loft
- Plays nicely with modern ventilation and insulation
A poor-quality or badly installed membrane can lead to rot in the battens and rafters, especially if condensation is allowed to sit on them for long periods.
Membrane Details That Most People Never See (But I Obsess Over)
From the street, two roofs can look identical. One will last decades, the other will give you problems in five years. The difference is nearly always in the hidden details – the way the membranes and flashings are put together.
Where Flat Roof Membranes Most Often Go Wrong
On flat roofs, these are the weak spots I’m always checking:
- Junctions with brickwork – upstands not high enough, or no proper flashing
- Parapet walls and firewalls – no proper capping membrane, so water soaks into the wall
- Internal outlets and gutters – poorly formed or simply sealed with mastic
- Door thresholds on balconies – membrane finished too low, so water can creep in

Where Pitched Roof Membranes Most Often Go Wrong
On pitched roofs, I look closely at:
- Valleys – membrane not lapped correctly under valley trays
- Abutments – where the roof meets a wall or chimney
- Low-pitch areas – where tiles are almost flat and rely heavily on the underlay
- Roof edges – membrane short at the eaves so any water misses the gutter
