Low Pitched Roof Tiles: What You’re Really Dealing With
When customers ask me about low pitched roof tiles, they’re usually already having problems: slipped tiles, leaks in heavy rain, or a loft that feels permanently damp. If that sounds like you, you’re not alone.
In my 18 years on roofs around Brighton, Hove and Worthing, I’ve seen the same pattern again and again: lovely looking modern extensions or loft conversions built with tiles that are right on – or below – their safe pitch limit. On a dry day they look fine. In a winter storm, they start to show their weaknesses.

What Counts as a “Low Pitched” Tiled Roof?
Most traditional tiled roofs you see on older Brighton terraces are 35–45°. That’s a nice, safe range for most clay and concrete tiles. Water runs off quickly, wind-driven rain has less chance of being blown uphill, and the roof can breathe properly.
A low pitched tiled roof is usually anything below 30°, and often in the 10–25° range. This is where things get tricky:
- Standard interlocking concrete tiles often need 22.5–30° minimum (depending on brand and batten gauge).
- Clay tiles can be even fussier with pitch, unless you choose a product specifically designed for low pitch.
- Some “low pitch” tiles are approved down to 10–12.5°, but only when installed exactly to the manufacturer’s spec.
Here’s my honest view: just because a tile can be used at a certain low pitch on paper doesn’t mean it’s a great idea in the real world of coastal winds, sideways rain and older houses that move a bit over time.
The Real Problems I See With Low Pitched Tiled Roofs
When you call me out to look at a low pitch tiled roof that’s leaking, I’m usually looking for the same set of repeat offenders. Understanding these will help you decide if your roof needs a tweak, a partial fix or a complete rethink.
1. Wind-Driven Rain Getting Under the Tiles
Tiles aren’t a totally waterproof skin – they’re a water-shedding system. On a steeper pitch, water runs off quickly and any small amount of blown-in rain usually drains safely back out. On a low pitch, water moves more slowly and has more time to creep sideways or backwards underneath the tiles.
On the jobs I see, this shows up as:
- Damp patches that appear after specific wind directions.
- Water staining near valleys, hips or abutments (where the roof meets a wall).
- A felt membrane in the loft that looks fine at first glance, but has staining and mould patches in certain areas.
2. The Underlay Working Too Hard
On a good pitched roof, the tiles do 95% of the work and the breathable felt membrane underneath is the backup. On a very low pitched tiled roof, the membrane often ends up doing 50–70% of the work because water is regularly being blown under the tiles.
That might be fine for a few years, but long term it means:
- The felt can start to sag between rafters and hold water.
- Water can track sideways on the top surface of the felt and find a nail hole or cut edge.
- You get chronic, annoying “mystery leaks” rather than one obvious hole.

3. Details and Junctions Letting the Whole Roof Down
If you ask me, low pitch roofs don’t usually fail in the middle of a big clear area. They fail where different elements meet:
- At the bottom edge (eaves) if there’s no proper eaves carrier or the underlay just flaps into the gutter.
- Along walls where the lead flashing isn’t deep enough, or the upstand is too low for the pitch.
- At roof windows and dormers where the flashing kit used wasn’t rated for that pitch.
- In valleys if the valley trough sits too flat and can’t move water away quickly.
On a low pitch, those “small” detailing decisions matter a lot more than most people realise. A 5 mm mistake at the eaves can be the difference between “fine” and “dripping through the ceiling in a south-westerly gale”.
Why Builders Love Low Pitched Roof Tiles (And Why You Might Regret It)
A lot of the low pitch tiled roofs I’m called to weren’t “designed wrong” in a malicious way – they were value-engineered to keep costs down or to hit a particular planning look.
I see the same situation on many rear extensions around Sussex:
- The homeowner wants it to match the main house tiles.
- Planning like it because it “blends in” better than a flat roof.
- The builder prefers to keep using the same tile they’re comfortable with.
So the roof ends up built near the minimum pitch allowed on the data sheet, with no extra safety margin for our coastal weather. It might be technically “within spec”, but that doesn’t always translate into 20–30 years of trouble-free use.
Here is my honest advice: if you’re still at the planning stage and your extension roof is coming out under 20–22°, really question whether tiles are the right solution at all. You might be far better off with a modern flat roofing system that’s actually designed to work at that pitch, rather than forcing tiles into a job they’re not comfortable doing.

Low Pitch Tiles vs Flat Roofing Systems: A Practical Comparison
Because I specialise in both flat roofs and pitched roofs, I’m not loyal to one method. I just want your roof to stop leaking and stay that way. Here’s how I look at it when I’m giving advice on site.
1. Water Management
- Low pitched tiles: Relies on overlaps and side locks. Works best when water is moving quickly. The lower the pitch, the more “borderline” the design becomes in storms.
- Flat roof systems (like modern torch-on felt): Designed to cope with slow drainage and even short-term standing water, as long as the details and outlets are done properly.
If your existing low pitched tiled roof already has shallow gutters, awkward outlets or ponding spots on the leadwork, that’s a red flag for sticking with tiles.
2. Detailing Against Walls and Windows
- Low pitch tiles: Needs generous upstands and deep flashings. On older brickwork with shallow parapets, it’s sometimes impossible to achieve the correct height without rebuilding masonry.
- Flat roofs: I can run a continuous waterproof layer up the wall, then cap it with lead or other flashings. Much more forgiving on low heights.
On many extensions in Brighton and Hove, the existing parapet or neighbour’s wall just doesn’t have the height for a properly detailed low pitched tiled junction. That’s when I start recommending a different system.
3. Future Maintenance and Access
- Low pitch tiles: Tricky to walk on without damaging them, especially interlocking concrete tiles on a low pitch.
- Flat roofs: If detailed correctly, you can safely access them for maintenance, cleaning gutters, or even a small terrace in some cases.

When Low Pitched Tiles Can Work (And When I Don’t Recommend Them)
Not every low pitch tiled roof is doomed. There are situations where I’m happy to repair and keep the system in place, and others where I’ll tell you straight that you’re throwing good money after bad.
Good Candidates to Keep Low Pitch Tiles
I’m more relaxed about keeping tiles if:
- The pitch is low, but still comfortably within the tile’s tested range (with a safety margin).
- The leaks are clearly due to one bad detail (for example, a valley or chimney flashing) rather than general seepage across a wide area.
- The underlay is still in decent condition and hasn’t sagged or rotted.
- The tiles themselves are in good shape, have decent side locks and haven’t gone brittle.
In those cases, I’ll usually suggest:
- Upgrading the worst details – eaves support trays, valleys, and flashings.
- Adding extra protection in known weak spots, for instance better soakers or wider lead.
- Rebedding or replacing ridge and hip tiles with the right mechanical fixings for your exposure zone.
When I Advise Moving Away From Tiles Completely
On the other hand, I normally advise a full rethink if:
- The tiles are below their minimum pitch, or right at the limit and you’re already seeing repeated leaks.
- The underlay has failed over large areas and there’s mould or rot at the rafter edges.
- The roof shape has awkward, shallow valleys or very long slopes that hold a lot of water.
- The building layout means you simply can’t get enough upstand height at walls or around doors and windows.
At that point, replacing like-for-like with another low pitch tiled system is usually a waste of money. I’d rather be honest, show you the real risks, and discuss switching that area over to a properly detailed flat roof system instead.

Common Low Pitched Roof Tile Questions I Get on Site
“Can You Just Seal the Tiles?”
I get asked this a lot. There are products on the market that claim to seal tiles and make them more water-resistant. In my view, on a genuinely borderline low pitch, they’re a sticking plaster at best.
If the underlying design is wrong – tiles below their safe pitch, weak side locks, poor underlay – a coating won’t fix the fundamentals. I prefer to focus on proper detailing and correct materials rather than spraying something on and hoping for the best.
“Could We Just Add Another Layer of Underlay?”
Sometimes I do add extra protection under particularly exposed areas, but again, underlay should be your backup, not the main waterproofing. If the only thing stopping water is a sheet of felt working at its absolute limit, your roof isn’t really “cured” – it’s just got a slightly better safety net.
“Is It Cheaper to Repair or Convert to a Flat Roof?”
It depends on the size, access, and how far gone the current structure is. Patching is nearly always cheaper in the short term. But if I can see a design that’s going to keep biting you every other winter, I’ll be upfront about that.

Warning Signs Your Low Pitch Tiled Roof Needs Attention
Here are the early signs I’d never ignore:
- Damp ceiling patches that appear after wind from a particular direction, not just in constant heavy rain.
- Rusty nail heads or black staining on the felt when you look in the loft.
- Condensation in the loft that’s worse in winter – low pitch and poor ventilation often go hand-in-hand.
- Drips near valleys or where the roof meets a wall, rather than right under the middle of the slope.
- Tiles that move easily underfoot or visible gaps at side joints.

1. Measure and Check the Actual Pitch
