Fixing garage roof

Diagnosing a Failing Garage Roof in Worthing

If you have spotted water pooling on your garage roof or damp patches spreading across the internal timber joists, you are likely dealing with membrane failure. Most older garage roofs in Sussex were installed using traditional pour-and-roll felt. Over time, coastal wind exposure and UV radiation strip the protective minerals, leaving the bitumen brittle. I have spent over 12 years inspecting roofs across Worthing, Brighton, and Hove, and the root cause of these outbuilding leaks almost always comes down to thermal movement and capillary action.

The Mechanics of Membrane Failure

A garage flat roof experiences intense temperature fluctuations. During a hot summer day, the roof surface absorbs heat and expands. At night, it cools and contracts. Older felt systems lack elasticity, causing them to crack under this stress. Once a micro-tear forms at the edge trims or flashing, capillary action pulls rainwater directly under the membrane. If left untreated, this moisture penetrates the structural decking below, leading to severe timber rot and compromising the entire roof structure.

How I Fix It: Modern SBS Torch-On Systems

I do not believe in temporarily patching over rotten felt. To permanently fix a garage roof, the old system must be completely stripped back to expose the timber decking. If the underlying boards are damp, decaying, or warped, I replace them with 18mm structural-grade OSB3 timber. This creates a solid, stable base and prevents future thermal bridging or moisture retention.

Once the deck is prepped, I install a high-performance SBS-modified bitumen (Styrene Butadiene Styrene) torch-on felt system. The rubberised additives in SBS felt give it immense flexibility, allowing it to expand and contract with the shifting coastal weather without cracking. Because of my streamlined workflow, I am typically able to completely strip, re-deck, and waterproof a standard single garage in a single half-day slot.

Transparent E-Shop Pricing & Daily Photo Tracking

The roofing industry is notorious for hidden fees and vague, delayed quotes. I run my business differently. My website functions just like an e-shop for roofing services. You don’t need to wait weeks for a site visit to know your budget. You can get an exact, preliminary price for fixing your garage roof instantly using my online calculator.

If you are happy with the estimate, you can place your order directly. But transparency doesn’t stop at the quote. Once we agree on the project and I start the work, I document the entire process. I upload daily photo logs to your secure online client portal. You can log in, track the order, inspect the stripped decking, and view the final watertight finish—all from your phone or computer, without ever having to climb a ladder yourself.
