Terraced house guttering

Addressing Guttering Challenges in Terraced Homes

Living in a terraced property in Brighton or Hove presents specific challenges when it comes to rainwater management. Because these houses share walls and often have continuous guttering runs across multiple properties, a leak at one address can quickly become a damp problem for the neighbour. In my 18 years of roofing experience, I have seen how neglected terraced house guttering leads to avoidable structural damage, particularly in our demanding coastal climate.

The Technical Complexities of Shared Systems

In a terraced street, guttering isn’t always a solo affair. Often, the original cast iron systems were designed to flow across several houses before reaching a common downpipe. When one section fails or is replaced with a different profile, it can create ‘bottlenecks’ or misaligned levels. When I undertake a guttering and downpipe installation, I focus on ensuring that the new system maintains the correct fall to prevent pooling water, while remaining compatible with the adjoining properties.

Common Issues I Encounter in Sussex

  • Leaking Joints: The expansion and contraction of materials, especially with high temperature swings, often cause seals to fail.
  • Sagging Gutters: Over time, brackets can loosen or the weight of debris can cause the run to dip, preventing proper drainage and causing overflows.
  • Inadequate Capacity: Many older terraced houses have too few downpipes for the volume of water modern, heavy storms now produce in the South East.

Choosing the Right Materials for Coastal Conditions

While traditional cast iron looks authentic, it requires significant maintenance and is prone to rust in salty sea air. For most of my clients in Brighton, Hove, and Worthing, I recommend high-strength uPVC. It is rust-proof, salt-resistant, and flexible. However, the guttering is only as strong as the surface it is fixed to. If your timber is rotting, I usually recommend a uPVC fascia board replacement to provide a secure, maintenance-free foundation for the new guttering system.

My Professional Process

I do not believe in ‘quick fixes’ that simply mask a problem. When I work on your home, I conduct a full survey of the roofline. I check the alignment with your neighbours’ systems to ensure a seamless transition. Once a job is agreed upon, I manage everything personally. You will get access to my secure client portal, where you can view daily photo logs of the work as it progresses, ensuring full transparency without you ever needing to climb a ladder.
