Often, the core issue is not the outer waterproofing layer, but the hidden structure underneath: the flat roof frame. If the timber framework is not designed, sized, or installed correctly, even the highest-quality roofing felt will not save a property from pooling water, condensation rot, and structural sagging.

Core Components of a Flat Roof Frame

A durable flat roof relies on a sturdy, well-engineered timber sub-structure. When I build or overhaul a flat roof, I focus closely on three main structural elements:

  • Timber Joists: These are the main load-bearing beams that span the gap between your walls. The thickness and spacing of these joists depend entirely on the span of the roof and the structural load they are required to carry safely.
  • Firring Strips: A flat roof is never truly flat; it must have a slight gradient (a ‘fall’) to direct rainwater into your guttering. Firring strips are precision-cut, tapered pieces of timber fixed directly on top of the joists to create this essential slope.
  • Structural Decking: This is the flat board fixed over the joists and firrings. I typically use 18mm OSB3 (Oriented Strand Board) or exterior-grade structural plywood. This provides a strong, rigid base that supports the weight of the waterproofing materials and foot traffic.

The Importance of Proper Drainage Gradients

Here on the Sussex coast, our properties are subjected to heavy, driving rain. If the firring strips on your flat roof frame are cut to the wrong angle, water will inevitably pond on the surface. Over time, standing water degrades the roofing material and adds immense dead weight to the timber frame, leading to structural bowing. Current UK building regulations dictate a minimum design fall of 1:40 to ensure a finished fall of at least 1:80. Warm Roof vs. Cold Roof Construction

How a flat roof frame is designed is heavily influenced by the chosen insulation method. Historically, most frames were built as ‘cold roofs,’ where the insulation sits between the timber joists. However, this method requires meticulous cross-ventilation to prevent warm internal air from condensing on the underside of the cold timber decking, a process which rapidly rots the structural frame.

Today, particularly when working on a high-performance rear extension roof, I strongly recommend a ‘warm roof’ design. In this system, rigid thermal insulation is placed entirely on top of the structural decking. This configuration keeps the timber frame on the warm side of the building, completely eliminating the need for roof void ventilation and drastically reducing the risk of internal condensation rot.

Recognising a Failing Flat Roof Frame

How do you know if your existing flat roof frame is compromised? Look out for a distinct dip or ‘ponding’ in the centre of the roof, a spongy or bouncy feeling when walked upon, or water stains appearing on your interior ceiling. If rainwater has penetrated the decking for an extended period, the OSB boards will swell and disintegrate, and the timber joists may begin to decay. In these scenarios, a simple patch repair is not a viable long-term solution; you will require a structural overhaul alongside your flat roof replacement to guarantee the building is safe, compliant, and watertight.
