Re-Laying Existing Roof Tiles

Included in Price

New Roof Battens Installation
New Roof Battens Installation

This item covers the supply and installation of new timber roof battens. The calculation standardly assumes a standard batten gauge (spacing) of 12 inches. In the case of plain tiles, which require a much tighter gauge of 4 inches, more material and labor are needed, and the final price will be adjusted accordingly to reflect this.

Included
Old Felt and Batten Removal
Old Felt and Batten Removal

This item covers the careful dismantling of old, worn-out roof battens and the original underlay felt. Over the years, these materials lose their protective properties and must be completely removed to prepare a clean base for the new layers. The price also includes the safe removal of this waste from the roof and its subsequent ecological disposal in accordance with regulations.

Included
Tile Removal and Safe Storage
Tile Removal and Safe Storage
10 Yrs Warranty

This phase involves the highly careful removal of your existing roof tiles to prevent any damage. The tiles are then safely stored on-site (e.g., on scaffolding or pallets on the ground) where they await reinstallation. Professional handling minimizes the risk of tile breakage and saves you money, as there is no need to purchase a completely new roof covering.

Included
New Roofing Felt / Breathable Membrane Installation
New Roofing Felt / Breathable Membrane Installation

This item covers the installation of a new, high-quality breathable membrane (underlay) to replace the old felt. This modern membrane prevents water ingress into the roof structure while allowing moisture to escape from inside the house. Proper installation of this layer is crucial for the long-term durability of the timber structure and protects the home from dampness.

Optional Add-ons

Lead flashing renovation is suitable when the existing lead is still in good condition and only needs cleaning, sealing, patination oil or minor repairs. Not all lead can be renovated. If the lead is cracked, badly lifted, too thin or incorrectly installed, the price will need to be calculated under the Lead Flashing service for new lead installation.

Select this option if you prefer to arrange the removal and ecological disposal of all construction waste and old materials entirely by yourself at your own expense. In this case, we will not charge you for skip hire or waste disposal. The responsibility for clearing the site in a timely manner and obtaining any necessary permits for your own container rests fully with you.

The price covers the loading and subsequent ecological disposal of construction waste for one skip provided by us (calculated per single unit). Depending on the scope of work, multiple skips may be required (waste from approx. 80 m² typically fits into one). If you prefer to arrange the waste removal and disposal yourself, please select the self-arranged disposal option instead.

Two Side Scaffold Setup is suitable when roof repairs require safe access to two sides of the property, often around a corner or along the front and side elevation. It is commonly used for tile repairs, guttering, fascia work, chimney access, valleys, roofline repairs or partial re-roofing without scaffolding the whole house.

Customer Arranged Scaffolding means that scaffolding is not included in this estimate and will be arranged and paid for directly by the customer. The scaffold must be suitable for the roofing work required and provide safe access before any work can start. This option is useful when the customer already has a scaffold company, wants to organise their own access, or has scaffolding in place for other building work.

10 Yrs Warranty

Dry Ridge System Installation is a modern alternative to traditional mortar bedding for ridge and hip tiles. It uses mechanical fixings and ventilated components to create a secure, weather-resistant finish without relying on cement that can crack or fall out over time. This system helps improve roof ventilation, reduces future maintenance, and is suitable for new roof work, re-roofing or upgrading old mortar ridges. It gives the roof a cleaner, more durable finish while helping protect the roof structure from wind and rain.

10 Yrs Warranty 20 Yrs Lifespan

Mortar Bedded Hip Tile Installation is a traditional method of fixing hip tiles along the external roof corners using a sand and cement mortar bed. It is suitable for repairing, replacing or re-bedding loose, cracked or weather-damaged hip tiles. The tiles are carefully aligned, bedded into fresh mortar and finished to help protect the roof edges from wind, rain and water penetration. This option is commonly used on traditional pitched roofs where a mortar finish is required or preferred.

10 Yrs Warranty 20 Yrs Lifespan

Mortar Bedded Ridge Tile Installation is a traditional method of fixing ridge tiles using a sand and cement mortar bed. It is suitable for replacing, re-bedding or repairing ridge tiles where the existing mortar has cracked, become loose or fallen away. The ridge tiles are carefully positioned, bedded into fresh mortar and finished to help protect the roof from wind, rain and water penetration. This option is commonly used for traditional roofs where a mortar finish is preferred.

10 Yrs Warranty 20 Yrs Lifespan

Dry Hip Tile Installation is a modern method of fixing hip tiles along the external roof corners without traditional mortar. It uses mechanical fixings, hip trays and weather-resistant components to create a secure and ventilated finish. This system helps reduce future maintenance, avoids problems with cracked or loose mortar, and provides better resistance against wind and rain. It is suitable for new roof work, re-roofing or upgrading old mortar-bedded hip tiles.

Roof Batten and Felt Replacement Cost Calculator: Re-Laying Existing Roof Tiles in Brighton & Sussex

Are you planning a roof refurbishment in Brighton, Hove, Worthing, or Sussex? Use our interactive Roof Cost Calculator above to get an instant, transparent estimate for replacing your roof battens and felt while re-laying your existing roof tiles. Discover exactly what goes into the price and easily customize your estimate based on your specific property needs.

How Our Roof Cost Calculator Works

Our online estimator provides a realistic baseline for your roof batten and felt replacement cost. The calculation is driven by the total roof area (m²). By default, the calculator is set to a standard 80m² roof, but you can easily adjust the width and length to fit the dimensions of your own property.

While the calculator gives you a highly accurate preliminary price, you don’t need to worry about climbing the roof to get exact numbers. Simply estimate the dimensions to your best knowledge. We will always follow up with a free, no-obligation site visit to take precise measurements before any work begins.

What is Included in the Base Price?

Transparency is key to our roofing services. When you select the Re-Laying Existing Roof Tiles service in our calculator, the baseline cost automatically covers all essential professional labor and core materials:

  • Old Felt and Batten Removal: Safe dismantling and clearing of your worn-out roof battens and original underlay felt.
  • Tile Removal and Safe Storage: Highly careful removal and on-site storage of your existing tiles to minimize breakage and save you money compared to buying a completely new covering.
  • New Roofing Felt / Breathable Membrane Installation: Fitting a modern, high-quality breathable membrane to prevent water ingress while allowing your roof structure to breathe.
  • New Roof Battens Installation: Supply and professional installation of new treated timber roof battens.

Note: Because age and weather can weaken original tiles, we usually recommend allowing for 5–10% new replacement tiles. These are priced separately once the final number of reusable tiles is known.

Customizing Your Estimate: Optional Add-ons

Every roof in Sussex is different. Our calculator allows you to add specific services to your estimate so you can tailor the quote to your exact requirements and budget:

  • Scaffolding Options: Choose our Two Side Scaffold Setup for safe access, or select Scaffolding Arranged by Customer if you are sourcing your own scaffolding or already have it in place.
  • Waste Disposal (Skip Hire): Add our standard Skip Service for hassle-free, ecological waste disposal. If you prefer to handle the site clearance yourself, simply opt for Self-arranged Waste Disposal.
  • Ridge and Hip Tile Upgrades: Upgrade to a modern, maintenance-free Dry Ridge System Installation or Dry Hip Tile Installation (which comes with a 10-year warranty). Alternatively, we offer traditional Mortar Bedded Ridge and Hip Tile Installation for heritage properties.
  • Lead Flashing Renovation: Include professional cleaning, sealing, and repointing of your existing leadwork directly in your estimate.

Why Re-Lay Existing Roof Tiles?

For properties in coastal areas like Brighton and Worthing, the main roof tiles often outlast the wooden battens and felt underneath them. Re-laying your existing tiles is a highly cost-effective way to restore your roof’s waterproof integrity without the heavy expense of a completely new covering. It also preserves the traditional aesthetic of older properties and is a more environmentally friendly approach to roof refurbishment.

Frequently Asked Questions About Roof Replacement Costs

How accurate is the roof cost calculator?

The calculator provides a highly accurate preliminary estimate based on standard industry pricing for the Sussex area. However, the final price may vary slightly depending on the exact number of replacement tiles needed and specific site access conditions determined during our free site visit.

Do I have to pay for waste disposal if I handle it myself?

No. Our calculator is designed to be fully customizable. You can select the Self-arranged Waste Disposal add-on, meaning we will not charge you for skip hire or waste removal.

Why is the Dry Ridge System an optional add-on?

While traditional mortar bedding is available, many customers choose to upgrade to a Dry Ridge System for its superior weather resistance and zero-maintenance benefits. The calculator lets you add this modern upgrade per linear metre so you can see exactly how it affects the total cost.

Is this estimate binding?

Not at all. The estimate generated by our calculator is completely free and non-binding. You can adjust the items, explore different configurations, and easily add the final setup to your “Estimate Cart” to request a formal consultation.
